A deed becomes public the moment New York City records it — but public and visible are different things; nobody is reading every filing by hand. Intelligence Trigger runs a scheduled sweep that reads every newly recorded NYC deed as it publishes, the same day it becomes public record. Each one is scored and explained — the buyer, the price, the financing, and why the transfer might be worth a call — then routed to the professionals it matters to, while it is still a phone call and not a bidding war.
